SERVICE/SUPPORT ANIMAL P0LICY (SSA)

The documents of South Seas North Condominium Association do not allow pets.  It is the policy of the Association to make every reasonable attempt to provide reasonable accommodation to a disabled/handicapped owner or resident who has a need for an SSA.  Appropriate reliable documentation concerning the need for accommodation, and acknowledgement of certain requirements for the benefit of all residents will be necessary. 

For the purposes here, there are three types of assistance animals; service animals, which will be defined as animals that have been trained to perform specific functions for a disabled person, emotional support or companion animals that provide emotional support to persons with disabilities that need such support, and therapy animals that are used in therapy with the disabled.  A therapy animal is not an assistance animal under the FHA rules and will not be accommodated. 

REQUEST PROCESS

All requests for accommodation for any SSA will require documentation that will include a Request for SSA, an Animal Identification Form, an Acknowledgement of the Rules, and a Disability Verification Form to be completed by your health care professional.  Online tags/certifications or letters from those who advertise about providing disability letters will not be accepted. 

These four documents must be received at the South Seas North management office, 591 Seaview Court, Marco Island, FL  34145, no later than 45 days before the animal’s scheduled arrival. Necessary forms are available by contacting southseasnorthmanager@gmail.com.Those requesting accommodation will be notified by phone, email or USPS upon approval, disapproval or request for additional information within 20 days of receipt of the request.  Any request for accommodation must be renewed, annually, by re-submission of all required paperwork.

Renters and day visitors will also need to submit the same documents (Request for SSA, Animal Identification Form, Acknowledgement of the Rules, and a Document of Disability Verification to be completed by your health care professional) to the unit owner in whose unit they will be residing or visiting. The unit owner (with the permission of the disabled person) must then submit the documentation to the manager in accordance with the time frame outlined above. By initiating this process the owner, as the requesting party, accepts responsibility for any violations, fees or damages done by any animal that is approved.  

Confidentiality

All information provided to South Seas North will be kept in a separate file and the will remain confidential.


THE FOLLOWING FOUR FORMS MUST BE COMPLETED AND RETURNED TO THE SSN OFFICE AT LEAST 45 DAYS BEFORE AN ANIMAL'S ARRIVAL.
